KEY RESPONSIBILITIES
Unit Maintenance and Turns [35%]
- Complete all property work orders in a safe and timely manner per company protocols
- Trash-out vacant units within 48 hours to expedite the leasing process
- Ensure units are prepared for occupancy per protocol and maintain make-ready status
- Service appliances, plumbing fixtures, and electrical fixtures within residential units
- Re-key apartments and assist with move-in and move-out inspections
- Conduct daily building walk-downs to monitor the condition of the physical property
- Maintain grounds and the exterior and interior of buildings in a decent, safe, and sanitary manner
- Maintain property curb appeal at all times and assist with custodial work in common areas
- Assist in general grounds work when necessary to support site appearance
- Perform internal and external maintenance duties to guarantee resident comfort and security
- Instill a safety-first attitude with the maintenance team and residents
- Identify and immediately report unsafe conditions such as broken steps, inoperable smoke detectors, or gas leaks
- Follow company guidelines for the proper storage of chemicals and keep Maintenance Data Sheets accessible
- Adhere to all safety guidelines regarding protective equipment and conduct business in accordance with OSHA and ADA laws
- Participate in a standby emergency schedule for evening, weekend, and holiday coverage
- Maintain an inventory of tools, equipment, and supplies, advising leadership of necessary items
- Maintain an accurate daily record via the timekeeping system
- Assist site leadership in interviewing potential maintenance team members
- Attend company meetings when requested and follow directives given by the management team
- Complete all required compliance training in a timely manner.
REQUIRED SKILLS AND ABILITIES
- Working knowledge of residential multi-family maintenance functions
- Knowledge of electrical, plumbing, HVAC, carpentry, and painting trades
- Experience with hand tools and power tools
- Thorough understanding of water and gas cutoffs, fixture cutoffs, and sewer cleanouts
- Excellent customer service skills to interact positively with residents
MINIMUM QUALIFICATIONS
- 3+ years of full-time maintenance experience or experience in a related field
- High School Diploma or equivalent required
- Valid driver's license, insurance, and a reliable vehicle
- Working knowledge of HVAC, plumbing, electrical, appliance repair, drywall, painting, and general carpentry
- Strong customer service skills and experience working directly with residents
PREFERRED QUALIFICATION
- 5+ years of full-time maintenance experience or experience in a related field
- Trade certification or technical training in HVAC, electrical, plumbing, or a related field
- EPA Section 608 Certification preferred
- Experience with affordable housing, senior housing, or supportive housing communities
- Experience using computerized maintenance management or work order systems
- Ability to participate in an on-call rotation and respond to after-hours maintenance emergencies
PHYSICAL DEMANDS
- Highly active position requiring standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing throughout the day
- Frequent lifting and/or moving of items weighing up to 50 pounds
- Specific vision abilities required including close, distance, color, and peripheral vision, as well as depth perception and focus adjustment
- Requires the ability to talk and hear while performing job duties
- Occasionally requires handling materials weighing up to 20 pounds
LOCATION AND TRAVEL
- Operating hours are 8:30 AM to 5:00 PM.
- This position is located at Villagebrook Apartments and Autumn Ridge Apartments in Carole Stream, IL and splits time evenly between the two.
- Typically requires on-call availability to handle maintenance and property emergencies according to the scheduling roster
